Decent Homes

Since the launch of the Government’s Decent Homes initiative in 2000 Helifix has been successfully involved in assisting local authorities and housing associations to bring all their properties up to a decent standard.

Before improving internal domestic services it is important to ensure that the building is structurally sound. To this end Helifix products and fast track installation techniques have proven themselves to be efficient and reliable, saving both time and money while causing minimal inconvenience to the residents. As Helifix products are virtually all installed externally tenants can remain in situ and experience minimal disturbance.

Solutions are provided for all commonly occurring structural faults:-

Cracked masonry
Failed or omitted wall ties
Failed or absent lintels
Window replacement programmes
Bowed building walls
Separated internal/external walls
Debonded masonry
Subsidence problems
Lack of movement joints

Cost-effective solutions

Helifix products have been specially designed to provide fully effective and reliable solutions.

By repairing or reinforcing the existing masonry they avoid time consuming, disruptive and expensive taking down and rebuilding.
Specially developed concealed installation techniques enable rapid installation which reduces time on site and therefore labour costs, normally the largest single cost element
Products are quick and simple to install and leave the property virtually unmarked.

Window replacement programmes

As part of many property upgrades window replacement programmes are undertaken. These can often cause problems if the building is found is found to failed lintels or no lintels at all as the brickwork has been built directly ion to the window frame.

Helifix has an ideal low cost solution for these situations. Using stainless steel ties and reinforcements bonded into mortar beds above the window a lintel is rapidly created using the existing masonry allowing the old window to be easily and safely removed. No mechanical jacking is needed to support the structure while the work is undertaken and the occupants are no disturbed.

On one local authority contract where lintel replacement using traditional methods had been quoted at £20,000 per house, the Helifix technique was used and saved £17,000 on each property – a total saving of nearly £1.5m on the total of 85 houses.
